Step 1
This is usually named in the will. If there is no will, the court will appoint someone. The executor is the person legally authorized to make decisions about the estate, including selling real property.
Step 2
This is where I come in. I'll do a thorough assessment of the property, give you an honest market value, walk you through the condition and any issues that may affect sale price, and outline the timeline we're working with.
Step 3
Probate properties are sold as-is in most cases. That doesn't mean we can't position the property well. I'll advise on what minor preparations, if any, make sense given the estate's situation and the Colorado market conditions at the time.
Step 4
I handle the full listing and marketing process. The executor reviews and accepts offers. In some cases, the probate court must approve the final sale. I work with your attorney to make sure the process meets all legal requirements.
Step 5
Once the sale closes, the proceeds go to the estate to be distributed according to the will or the court's direction. I make sure the closing process is clean and that all documentation is handled correctly.
